Your first home, explained in order

Most of what makes buying stressful is simply not knowing what comes next. Here is the whole thing, step by step — and you can call before you are ready to buy. Most people do.

Every purchase is a little different, and some steps overlap or repeat. Treat this as the general path rather than a fixed schedule.

Work out where you are

How long do you expect to stay? What would make a place feel right, and what could you live without? Then look honestly at income, savings and any debts. You do not need perfect answers.

Talk to a lender

A qualified mortgage professional tells you what you can realistically borrow, which sets your range. Many buyers get pre-approved before touring — it makes an offer materially more credible.

Define the search

Which areas fit your commute, routine and budget? We will tell you what parts of Metro Atlanta are actually like, and where a listing looks better on paper than in person.

Tour homes

Photographs flatten everything. In person you learn what you respond to — light, layout, noise. We point out deferred maintenance and the age of major systems, and say when something is a good buy.

Make an offer

Price, timing, what is included, and the contingencies that protect you. Grounded in what comparable homes sold for, not guesswork. Sometimes an offer is not accepted — that happens to most buyers.

Inspection, appraisal, closing

An independent inspector reports on condition; your lender arranges an appraisal. What they find can lead to more negotiation. Then you sign, funds move, and the keys are yours.

And then it is yours

Closing day is signatures, funds moving, and keys. We stay with it through the whole stretch, because that is the part with the most moving pieces.

What to expect along the way

It usually takes longer than people assume, and timelines move for reasons nobody controls. Something will probably not go smoothly. That does not mean it is going badly — it means you are buying a house.
